If you are an individual needing appraisal services in the Knoxville Metro area for a First or Second Mortgage, a refinance of your exisiting loan or maybe you are hopeful of removing your (PMI) Private Mortgage Insurance from your mortgage, (typically $50-$100 monthly), you are in the right place.

If you are considering the purchase of a property in the Knoxville Metro area, you are in the right place as well.

We offer a high level of service to meet your individual needs, but do so at a casual, inviting and un-obtrusive pace. There are no high-pressure sales people here.(We hate them too.)

The First priority is discussing what you are trying to accomplish. We have no fee for trying to help you determine the services you need. We make it easy for you to call, submit a question online, or e-mail us with your needs. Feel free to contact us during normal business hours by phone. A prompt response will be our goal. Appraisers spend about 40% of their time in the field performing observation of properties just like yours, so if we don't answer right away, we will as soon as possible.


What will you do when you arrive and, How long will this process take?

Typically we can be at your property and be gone in 20-30 minutes for a typical size home and lot. More time is required if you have a larger structure or a large peice of land. Other time will be spent by the appraiser in your neighborhood seeking recent sales of homes like yours and gathering data on attributes of your neighborhood. To complete an appraisal report the appraiser needs to visit your property, take photos of the exterior and interior, measure around the perimeter of your home to estimate the square-footage, make a general sketch of the layout of your home by floor, and take notes about the materials, condition, updates, attributes and amenities that make up your home. If possible an occupant, neighbor or agent will meet us there and in other cases homeowners will leave us a key.

What do I need to do to prepare for the appraiser to visit?

Don't go to alot of trouble to clean your house top and bottom. We are not the cleaning police and we are not a prospective buyer. Our interest is in the size, make-up and attributes of your home. We only note major repairs that might be needed like, holes in roofs, water leaks,severe foundation cracks, lack of windows and that sort of thing. Not squeeky front doors, poorly potted plants and sinks full of dishes. If you have animals present please let us know how and where we can safely work around them.

How long does it take for you to provide me with a finished report?

Typically, and depending on our workflow, we can have a report ready in as little as 2-3 days following our visit.
